Home Insurance in Spain

Buying or renting a property in Spain? Then home insurance isn’t just a good idea,

it’s a requirement in most cases. And yet, many expats sign policies they don’t fully understand.

Wrong coverage, wrong values, wrong name on the contract. Until there’s a fire, water damage, or break-in.

And then it’s too late.

Frequently Asked Questions

Is home insurance mandatory in Spain?

Not by law, but in practice, yes.
If you have a mortgage, your bank will require buildings insurance (at a minimum).
And even without a mortgage, most property owners choose insurance to cover damage, liability, or theft.

What’s the difference between building and contents insurance?
  • Building insurance covers the structure: walls, roof, floors, pipes, built-in fixtures.
  • Contents insurance covers what’s inside: furniture, appliances, electronics, clothing, personal items.

We help you decide what you actually need, no unnecessary extras.

Do I need insurance if I rent a property?

Yes, but you’re typically responsible for contents only, not the building.
Your landlord covers the building; you insure your belongings.
In some cases, policies also cover accidental damage you cause to the property.

I own a second home. Can I insure it without being in Spain?

Yes. We help clients insure holiday homes, vacant properties or second residences, even if they live abroad.
We’ll make sure the policy covers risks like water leaks, break-ins or squatters, depending on your situation.

Can I insure a property I’m renting out to others?

Yes. There are specific landlord policies that cover both the building and things like:

  1. Tenant damage
  2. Non-payment
  3. Legal expenses

We’ll help you set this up based on how you rent (long-term, short-term, tourist licence etc.).

What’s usually covered in a standard policy?

Most standard home insurance policies cover:

  1. Fire
  2. Water damage (pipes, leaks)
  3. Weather damage (storms, floods)
  4. Break-ins and theft
  5. Civil liability (damage you cause to others)

We’ll go through the details with you, so you’re not left with “standard” that doesn’t suit you.

What isn’t covered?

This depends on the insurer, but common exclusions are:

  1. Damage from lack of maintenance
  2. Wear and tear
  3. Unoccupied properties (if empty for long periods without specific coverage)
  4. Earthquakes or extreme weather (unless added)

We’ll point out anything that might affect your situation before you sign.

Can I choose the insured value of the property myself?

Yes, but it has to be realistic.
Underinsuring may reduce your payout after a claim. Overinsuring just raises your premium.
We help calculate the right amount so you’re properly covered without overpaying.

What if I make changes to the property later (renovation, solar panels, etc.)?

Let us know and we’ll adjust the policy. Many people forget this, and it causes problems during claims.
We’ll keep your coverage up to date, even if things change.

Can I include valuables, art, or collections?

Yes, but high-value items often need to be listed separately.
We’ll check what needs to be declared and how to document it for the insurer.

Can I pay monthly or yearly?

Yes. Most insurers offer monthly, quarterly or annual payment plans.
We’ll show you all the options and what they cost.

Which insurers do you work with?

We work with leading insurers in Spain: Mapfre, Allianz, Zurich en Asisa.
We choose based on what’s best for your property and risk profile, not based on commission.

What happens if I need to make a claim?

You contact us — not a call center.
We help you report the claim, deal with the insurer, and make sure the process runs smoothly.
